New regulations in 2008

Under new regulations that came into effect from 1 October 2008 a loft conversion for your home is considered to be permitted development, not requiring an application for planning permission, subject to the following limits and conditions.
loft conversion
» A volume allowance of 40 cubic metres for terraced houses.

» A volume allowance of 50 cubic metres for detached and semi-detached houses.

» No extension beyond the plane of the existing roof slope of the principal elevation that fronts the highway.

» No extension to be higher than the highest part of the roof.

» Materials to be similar in appearance to the existing house.

» No verandas, balconies or raised platforms.

» Side-facing windows to be obscure-glazed; any opening to be 1.7m above the floor.

» Roof extensions not to be permitted development in designated areas.

» Roof extensions, apart from hip to gable ones, to be set back, as far as practicable, at least 20cm from the eaves.

    I own a leasehold top floor 1 bed flat. i would like to convert the loft. The loft seems to belong to me and the lease says the freeholder cannot reasonably refuse work. However he has refused verbally and his reason was that he thinks too much noise would be made if it was a 2 bed. this does not seem reasonable to me.     We are having a loft conversion and we will need our beams strengthening because our house is very old. We live in South Yorkshire and our house is a 3 bedroom semi-detached. we are wanting to use it as a bedroom and also put an en-suite in (plus we need to put stairs in somewhere).     We have just moved into a 4 bedroom house and in time would like to make it into a 5 bedroom. Can anyone tell me how much a loft conversion would be or even an extension. Well I have a side house at the minute so what it buliding up from there to make one of the bedrooms I have bigger or if the loft just the loft doing out with the floor and the walls doing. I am not bothered about getting the stairs buliding up to there as my oldest would have that room and he will be about 10 if not older by then so the pull down ladders would be ok.
