New regulations in 2008

Under new regulations that came into effect from 1 October 2008 a loft conversion for your home is considered to be permitted development, not requiring an application for planning permission, subject to the following limits and conditions.
loft conversion
» A volume allowance of 40 cubic metres for terraced houses.

» A volume allowance of 50 cubic metres for detached and semi-detached houses.

» No extension beyond the plane of the existing roof slope of the principal elevation that fronts the highway.

» No extension to be higher than the highest part of the roof.

» Materials to be similar in appearance to the existing house.

» No verandas, balconies or raised platforms.

» Side-facing windows to be obscure-glazed; any opening to be 1.7m above the floor.

» Roof extensions not to be permitted development in designated areas.

» Roof extensions, apart from hip to gable ones, to be set back, as far as practicable, at least 20cm from the eaves.

  • Open Question: my central heating radiator has expanded !!?

    Hi guys wondering if anyone has any idea how this would of happened! I have a maxi combi boiler about 2 yrs old all radiators are older than the 10yrs i have been living here and are fitted with thermostatic valves. Only coincidence this happened was i bled all radiators because i had loads of air in top radiator in loft conversion. I turned off heating and went through all radiators bleeding up. once this was done i had min 0.3 bar so i topped up to 1.5 bar and fired up the heating. All was good for about half a day then a load banging noise and a bulging radiator was left. i have isolated this radiator off to the rest of the circuit to cool down and to be replaced. Question is will this happen again or is it a failure in the radiator due to age? thanks glenn

  • Resolved Question: Insulate over or under platerboard in Loft Conversion?

    I have purchased a property where the previous owners did a loft conversion; it has high sealings which have all been expertly plasterboarded. The only problem is that behind the platerboard is the roof felt with no insulation between the plasterboard and the felt. Id estimate that there's a space of 2cm between the platerboard and felt. In the winter it is very cold in this loft to a point where you can see your own breath. It would be a big job to remove all of this plasterboard to insulate behind it. There can be a cold draft on very windy days. I have been to B and Q a few times looking at the insulation. Would it be straight forward to fix insulated boards to the existng plasterboard or can i use foam or loose fill insulation behind the plaster board. I really liked the look of some of the foil insulation boards and wonder if i could just fix these to my plaster board, Is the 2cm gap a good thing for insulation or should i fill the void with loose fill or foam insulation?

    I have a three bed terrace and want to get an idea of roughly how much it would be to put in stairs, sort out the roof trusses, floor it, electrics etc. And would this be a lot less than a dormer with a bathroom as well (which is what i would ideally like but doubt I can afford!) ? all help appreciated!

  • Resolved Question: the roof in my loft conversion has no felt under tiles,gaps everywhere any ideas if there is a foam i can use ?

    my bedroom wall is soaking and moldy due to these gaps.(which im currently treating) i cant get an insulation grant to help so any ideas on any cheapish spray-foams on the market
